How your referral fee gets paid

4 clear steps, from sale to money in your account.

Step 1: The sale closes

Once we sign the sale or rental before the notary with the owner and we receive our brokerage commission from the owner, your referral fee is due.

In your app, the lead status changes to Sold and you'll immediately see the exact amount of your fee.

Step 2: You get an email

We automatically send you an email with:

  • the exact sale price
  • the agreed brokerage commission (% with the owner)
  • your fee (25%)

If enabled, you also get a WhatsApp message.

Step 3: You send us an invoice with IVA

For us to transfer, we need a proper invoice with the following mandatory information:

  • Your name / company name
  • Your NIF / CIF (Spanish tax ID)
  • Your address
  • Recipient: ONLY APARTMENTS REAL ESTATE S.L., NIF B26926378, Carrer de Monsenyor Palmer 1, 07014 Palma de Mallorca
  • Sequential unique invoice number
  • Invoice date
  • Description: "Servicio de prescripción / Referral service"
  • Net amount (= your fee)
  • IVA 21%
  • Total

If you are registered as autónomo under Section 2 (professional, IAE epígrafe 724/799), we add 15% IRPF withholding. If you are under Section 1 (business, e.g. gardener, plumber), no withholding — gross payout.

Step 4: We transfer within 14 days

Once your invoice arrives and is verified, we transfer within 14 days to the IBAN you saved in your profile.

In the app, the lead status changes to Paid and you get a final confirmation email with the invoice number.

FAQ

What if I'm not registered as autónomo yet?

You need a Spanish NIF/CIF and the ability to issue invoices (self-employed or SL). Before you can cash out your first fee, you must complete your profile with NIF, address, IAE category and IBAN.

What if the sale falls through?

If the mandate was signed but the sale never closes, no fee is due. We'll inform you by email and the lead will move to "Cancelled".

Can I check the payment status at any time?

Yes. In the app, in the detailed view of each lead, you'll see the entire journey like a package tracker: Submitted → Confirmed → Talking → Sold → Paid. Every stage with date and time.

What exactly is my fee?

25% of the net brokerage commission (excluding IVA) we receive from the owner. Our brokerage commission is normally 4% of the sale price — so your 25% share equals 1% of the sale price. As soon as the mandate is signed, you'll see the projection of your fee in your lead.
